Maintenance intervals that actually apply in Carlsbad

A built-in is serviced on intervals rather than on symptoms, and the intervals printed in the manual assume a house somewhere in the middle of the country. Here the condenser decides how long the rest of the machine lasts, and how often it needs clearing depends on which side of the freeway the kitchen is on.

The condenser interval is set by the address

Three to six months is the general figure and it is a starting point, not an answer. A unit west of the freeway pulls salt-laden air through its fin pack every hour it runs and loads up faster than that. We set the interval from what the coil looks like on the first visit, and reach it through the grille rather than pulling the appliance out of its opening.

The checks worth making between visits

• Test the door seals warm and start at the hinge side. That stretch takes its set first, and a seal that no longer pulls flat feeds the cabinet humid air.
• Clear the defrost drain before there is water at the toe-kick. A drain that ices closed overflows inside the cabinetry, and the flooring costs more than the repair does.
• Read the real temperature at the shelf, 38°F in the refrigerator and 0°F in the freezer, with a probe. The display reports a sensor, not the food.
• Do not defrost by hand. Frost that comes back after you clear it means the cycle is not completing, and clearing it removes the evidence a technician needs.
• Keep the run level and the vents inside the cabinet clear. A column wedged into an opening built for something else loses its door seal first.

What an annual visit is, and what it is not

The annual visit is that list done with instruments: condenser cleared, fin pack looked over for corrosion, drain run through, seals tested warm, both compartments read against a calibrated probe. One thing is not on it. A sealed system has no refrigerant level to inspect or top up; if the charge is low it has leaked, and that is a recovery, a repair and a weighed charge rather than a check.
