Why is there water under my refrigerator?

Short answer

Water under a built-in in Carlsbad is almost always one of two things, and both are small repairs made expensive by waiting.

The reasoning behind that

Clean water pooling at the front usually means a fitting on the ice maker or dispenser supply line has let go. A built-in sits in a sealed run of cabinetry, so water from a split line travels under the base and into the subfloor for days before it appears anywhere you can see it. In these kitchens that is usually engineered wood or stone over slab, and the flooring cost passes the repair cost inside a week.

My refrigerator is warm but the freezer is still frozen solid. Is the compressor gone?

Almost certainly not. A Sub-Zero built-in runs two separate sealed systems, one per compartment, with no air passing between them, so a hard-frozen freezer has already proved the refrigeration side works. What is left is the refrigerator circuit: its evaporator fan, a defrost failure furring that coil over, or a thermistor reporting out of range. Ordinary parts, normally a single visit.

How often does a condenser need cleaning in a house near the beach?

More often than the three-to-six-month interval we give owners generally, and how much more depends on the address.
